DTCP approval and TN RERA registration are not the same thing, and a plot buyer in Tamil Nadu should understand both before deciding. In short: DTCP approves the layout itself, while RERA regulates the promoter selling it and protects buyers through disclosure and accountability rules.
DTCP (Directorate of Town and Country Planning) approval is about the physical layout — road widths, plot divisions, drainage and open spaces are checked against Tamil Nadu's planning regulations before the layout is approved for sale. It answers the question: "Is this a legally sanctioned sub-division of land?"
The Real Estate (Regulation and Development) Act requires promoters of qualifying projects to register with the Tamil Nadu Real Estate Regulatory Authority (TN RERA) and disclose project details — timelines, land title status, and more — on the public RERA website. It answers a different question: "Is the promoter selling this project accountable and transparent?" RERA registration also gives buyers a formal complaint process if a promoter doesn't deliver as promised.
For a residential plot layout being actively sold by a promoter, yes — both matter, and checking for one doesn't substitute for the other. A plot can technically sit in a DTCP-approved layout without the promoter having completed RERA registration, which is still a gap worth asking about.
Our residential plot layouts are DTCP & TN RERA approved — ask our team for the specific reference numbers for any listing you're considering.
