Registering a plot purchase in Tamil Nadu involves two main government charges β stamp duty and a registration fee β both calculated as a percentage of the property's value, not a fixed amount. Here's how the process works and what to budget for.
Note: exact stamp duty and registration fee percentages are set by the Tamil Nadu government and do change periodically. The figures below are for general understanding only β always verify the current applicable rates with the Sub-Registrar's office or a legal advisor before finalising your budget.
Stamp duty is a tax paid to the state government to legally register a property transaction. It's calculated as a percentage of the property's value and must be paid before the sale deed can be registered.
Separate from stamp duty, a registration fee is charged by the Sub-Registrar's office to formally record the transaction in government records. This is also calculated as a percentage of the property's value, and is typically a smaller percentage than stamp duty.
Stamp duty and registration charges are calculated on whichever is higher β the government's "guideline value" (the minimum value fixed by the state for that area) or the actual sale consideration (the price you're paying). This is why it's worth checking the current guideline value for a plot's locality before budgeting.
By convention and in almost all cases, the buyer pays stamp duty and registration charges, since these are tied to transferring the title into the buyer's name.
